We will be emailing you a copy of your lease for you to review and e-sign.   We will hold the rental for a maximum of 48 hours upon an approved application to read over and sign the lease.

Upon lease signing we require that either the security deposit or holding deposit (if their is a future move in date) and the $125 Leasing Admin Fee be paid in order for the lease to be considered executed.  

If the rental is in a condo association the contract is subject and contingent upon the prospective tenants being approved by the condominium/homeowners association.  You will need to pay any non-refundable application fee required by the condo/homeowners association and submit their application for association approval within 48 hours from our application approval.

Full first month's rent is required up front by the move in date in order for the lease to be considered executed.   If your move in date takes place on any date other than the 1st day of the month we will pro-rate your second month's rent based on the days you lived in the unit during your first month.

We require proof of utilities being transferred into your name be submitted before the move in date.  You can forward us the confirmation email from the utility companies or screen shots showing the accounts have been set up in your name and are scheduled for service.  

We require our tenants to hold Renters Insurance. In the case of damage to the unit, the owner has insurance to cover the structure. However, we require you to cover your belongings and guests for injuries.

Once all move in costs have been made, proof of renters insurance submitted, and utilities have been transferred you be set to receive the keys on your move in date!
