We know how to get your property noticed by the right tenants. We not only list your rental on the MLS but also Zillow, Facebook Marketplace, Apartments.com , Realtor.com, and many more. Our marketing strategies and services include analyzing the rental market for rental rates, quality photos, detailed property descriptions on multiple sites, and scheduling showings.
We use a comprehensive screening process to ensure that your tenants are trustworthy and reliable. We verify employment history, contact employers, credit score, and rental history to find the best fit for your property. We have standard criteria requirements for approved applications but work with owners depending on their goals for renting their property.
We handle all aspects of rent collection including following up with late payments, posting pay or quit notices, enforcing late fees, overseeing the eviction process, and coordinating with law enforcement to remove tenants and possessions from the unit. Tenants are required to pay their rent by the 3rd of each month and are considered late on the 4th. We believe communication is key to a successful relationship with our tenants. We encourage tenants to communicate with us if they are having issues with the rent and we actively call, text, and email our tenants if their rent is late. In most cases we are able to talk with our tenants and avoid eviction by working out a payment plan or "win, win" solutions. However, if we cannot reach an agreement we proceed with the eviction process according to Florida state laws.
We take care of move-in and move-out inspections as well as annual inspections to ensure tenants are maintaining the property in good condition. Tenants are encouraged to submit maintenance requests through their tenant portal. We have built relationships with multiple vendors including HVAC, plumbing, electricians, handyman services, pest control, lawn services, etc. and ensure reasonable pricing and quality work. We set a maintenance limit amount with owners to handle repairs without having to contact owners in order to handle situations quickly and efficiently as well as not bothering owners about small situations. Any cost above that amount we get owner approval and can submit multiple estimates from different vendors to ensure the best pricing. We also work with owners if they have preferred vendors or would like to handle certain repairs.
We handle all financial management, including generating monthly statements, making payments to vendors, and providing year-end reports. You can focus on your investments while we handle the rest. Owner distributions go out the 15th of each month and are direct deposited into your banking account.
