Owner Sign up - next steps

Property Management Agreement

We will prepare a Property Management Agreement for you to review and then e-sign.  Agreements are for 12 months and will outline both owner's and management's responsibilities as well as our fees.  One of our guarantees is if you are not fully satisfied working with us, let us try and fix it, and if you are still not satisfied you can cancel with us with only a 30-day written notice. 

Exclusive RIght to Lease Agreement

This document gives us the ability to list your rental property on the MLS, other websites, and social media.  It will outline the rental price and cost to procure a tenant.  This will be emailed to you for you to review and e-sign.

Florida Real Estate Power of attorney

This allow Prestige Property Management to enter into lease agreements with tenants in your name.   Once executed we can keep your information private and do not need you to sign each lease agreement.  This will be emailed and you will need to print this document, have it notarized, and then mail it back to us.  

W-9

We will need a W-9 with either your personal information, if the property is held in the owners name, or entity information, if the property is held in an LLC, Trust, etc, in order to send you a 1099 at the end of the year for your tax purposes.  

direct deposit form

We will email you our ACH & Direct Deposit Form for you to fill out and email back to us.  Then your owner distributions will be direct deposited into your bank account each month.  

Property Insurance - name us as additionally insured

We will need you to go to your insurance company and request them to add Prestige Property Management as additionally insured on your homeowner's insurance.  Once done please email us a copy.

Cleaning, Repairs, smoke detectors, & Locks

We require that all new vacant properties we bring on board are professionally cleaned before we list them for rent.  We can handle this for you or you can hire a cleaning company and provide us with a copy of the receipt to show it has been cleaned.  We will inspect all properties we onboard to ensure they meet rental standards and suggest any repairs that may need to be done to make your property rent ready.  


If smoke detectors are older than 8 years old we will go ahead and replace them and charge you. To alleviate that, you can go ahead and check all your smoke detectors and put new ones in. This might save you some money.  


It is very important that the locks on all properties that we take over are new locks or we will need to change them.  You could install the locking devices or contact one of your local vendors, however, we don’t necessarily recommend it. We highly recommend allowing us doing this on your behalf, we use our most trusted vendor and we’ll have proof of everything on paper.
